Our prices are typically the best in town!  However, if a competitor can beat our price, we will gladly match it!
Keep in mind as you compare prices, that companies have different cleaning methods and/or included services, which may be the reason for a pricing discrepancy. For example, many companies do not include windows in window wells and may not mention this up front … so be sure you know what you are getting.

• We either wear our socks or booties over our shoes in your home.
• We lay towels down on the floor below the window so that the floor doesn’t get dirty water dripped on it.
• We wipe dry your windowsills.
• We will cover your furniture/knick knacks near windows with a towel if we cannot move them.
• We have protective pads on our ladders so that they do not scuff up your walls.
• We do everything we can to avoid working in your landscape/gardens and if we must we are very careful with the plants/flowers.
• We ask you for any special instructions, since you know your home better than anyone.

Yes! We clean windows 12 months out of the year. Because our winters are filled with mild and sunny days, we are able to clean windows all year long! In the winter months we work with your schedule and the weather forecast to find a day suitable for your window cleaning.

Our main services are window cleaning, gutter cleaning, screen repair/replacement, and pressure washing. However, we also clean mirrors, storm windows, skylights, windowsills, screens, tracks, solar panels, chandeliers, ceiling fans and we change Light bulbs and smoke detector batteries.

We prefer that you be home while we are working just in case we have any questions and we also like to do a “walk through” when we are done with the job so that we can leave confident that you are 100% satisfied with our work.

However, you do not have to be there when we do the work. On a daily basis we clean customers' windows when they are not home because they have to be at work. If you leave the back door open (or give us your garage code) we can come and do the work, email you an invoice (or you can leave a check on the counter) and we can lock up as we leave. 

We ask that you move any valuable knick-knacks away from your windows. We are happy to take care of everything else!

We try our best to get you scheduled within a week of your call. However, during our busiest season (March through Nov), it is best to call two or three weeks ahead of time if you have a specific date you need your windows cleaned by.

We typically try and schedule your free estimate and the cleaning on the same day so that if you are happy with the price we can go ahead and do the work right then!

We serve most of the towns in Northern Colorado, from Boulder to the Wyoming border as well as the foothills! However, 95% of our work is in Fort Collins, Loveland, and Windsor. For more complete information see our Service Area page.

Since every house is unique, the best way to find out how much your window cleaning will cost is to request a Free Estimate!
However, we usually tell people that our prices tend to average $6.50-7.50 per windowpane (for window cleaning inside and outside with a complementary wipe down of windowsills and screens). We charge slightly more for picture windows, sliding glass doors, French panes, storm windows, and any windows that require us to bring our large ladders inside your home to reach them.  We have a minimum charge of $95.

Sometimes screens require a more thorough scrubbing with soap and water in order to get really clean. We offer this thorough cleaning at your request for $2 per screen.  We also charge an additional $1 per track to do a thorough cleaning of the tracks.

The way that we count windows is by counting each individual sheet of glass (i.e. panes). For example, if you have a single hung window (one that you pull up to open) then that is two panes. The top is one pane and the bottom is one pane. Or if the window slides left or right to open, then that is also two panes.  The left side is one and the right side is one.  Simply put, if we have to lift our squeegee from one sheet of glass in order to get it to another sheet of glass then that is considered two separate panes. 

No. Our cleaning solution does not have ammonia or any corrosive ingredients. However, sometimes we cannot get tinted windows as clean because we cannot use our scrapers on them without scratching the tint.

I wish we could. Unfortunately, the most common reason windows become foggy is that the seals are broken. The only way to fix it is by replacing the windows. For more information on what a broken seal is and what to look for when replacing a window with a broken seal read this article.

1. First, we remove the screens, then we wet and scrub the window with a soapy strip washer (sponge).
2. Then we use an abrasive white pad to remove all of the grime…this is what really gets your windows clean! 
3. We wet and scrub the window with the strip washer again.
4. Then we use a squeegee to remove the water and soap.
5. When the window is clean we wipe the edges and windowsills so that there is no left over water in the corners.
6. Lastly we clean the screens…either a wipe down (included in a basic wash) or a scrub with soap and water (for an extra charge) and put the screens back.

A basic cleaning includes cleaning of the inside and outside of your windows and a wipe down of your windowsills and screens (with a damp towel). This does not include a thorough cleaning of your window tracks or a scrubbing of your screens with soap and water (although we offer both of these services at an additional cost).

Yes! No matter how dirty your windows are with paint, dust, grime and stickers, we are happy to get them sparkling clean for you! The pricing for new construction window cleaning is typically more than a basic cleaning and varies depending on how dirty your windows are. Yes! We get up close and personal with your windows as we are cleaning them. If we see damaged screens or blinds, hard water stains, broken seals or fogging between panes we alert you of these issues that you might not notice otherwise. We are also happy to give you some ideas about how to fix these problems and better maintain your windows!

Every time I clean the  windows at my home I clean both the inside and outside. Often, the insides can have layers of dust, fingerprints, or cobwebs that will spoil your beautiful view if you only clean the outsides. Most of my customers get the insides and outsides cleaned every time we wash their windows. However, some customers do choose to clean the outside only once a year. It is really up to your personal preference!

It depends on how clean you like your windows! You know your home best and how dirty your windows get month to month. If you live in a suburb where your house is protected, you may only need your windows cleaned once or twice a year. If you live near a lake or in a dusty field (or have small children or dogs who leave their mark on your windows) you may want to get your windows cleaned three or more times every year. Most of my customers clean their windows once or twice a year (but I also have customers who clean their windows 6 times a year)!

We do the best we can, but depending on how long the water has been sitting on the windows and if those windows are exposed to the sun, we may not be able to remove the stains.

Hard water stains can form any time water that is carrying minerals is splashed onto a window.
The most common causes of hard water stains are:
• Continual deposit from a sprinkler on a window with full exposure to the sun.
• Constant splashing of tap water onto kitchen or bathroom windows (if you have hard water from a well or if your town’s water source is hard water).
Prevent hard water stains by ensuring that your sprinkler does not splash your windows and frequently wiping down any bathroom or kitchen windows which get splashed with a mixture of 50% water and 50% white vinegar or lemon juice.

As far as the rain/snow goes, we try desperately hard not to play the “rain game!” We have canceled in the past for predicted rain and then it ends up not raining at all or it just kind of spits and never actually hits the windows.  Even if we reschedule, we could find ourselves in the same place in a week or two…it’s a cycle that never ends!  And MOST importantly, if the windows are clean and then it rains on them, it typically does not affect the windows very much because there is no dust on the windows to make them streaky.  

In Colorado, it can snow in the morning and be melted and sunny by the afternoon. Because Colorado weather is so unpredictable, we typically wait until your appointment to assess the weather conditions. If the weather is not suitable for window cleaning at the time your cleaning is scheduled, we are happy to reschedule  (usually within a few days).  However, we may arrange to clean the insides while it is raining/snowing  and finish the outside once it has stopped.
We work all year round as long as the temperature is above 10° and your roof and the ground are fairly free of snow (to protect the safety of our employees).

Gutter and downspout  cleaning is typically $135-$165 for most homes.  If you can give us your address we can pull it up on GoogleMaps and give you an accurate quote over the phone.  

1. We use a leaf blower to remove the debris out of the gutters.  We also have scoops if necessary.

2. To insure that the downspouts are clear we run a snake down them  while blowing air through them until we see all of the debris flush out the bottom.  If this does not clear the downspouts then we will run water through them with a hose.

3. Lastly, we blow the debris off of the sidewalks, patios, etc. into the grass so that the debris can either be composted or mowed up. 

We recommend that you have your gutters cleaned twice a year: once in the late spring after the trees have blossomed and seedpods are done falling and once in the fall after the trees have shed their leaves. These regular cleanings will prevent your gutters and downspouts from getting clogged and will keep seedlings from taking root in your gutters.

We typically charge $35-45 per screen.  For a more accurate estimate feel free to contact us with the exact sizes of the screens you need repaired!

Yes. We will typically replace the mesh and frame rather than trying to straighten a bent frame to its original state.

We carry the two most common colors of screen frame (white and bronze (or gunmetal grey))  However, an old screen will often be faded from exposure to the elements. Often our customers will have us simply re-screen their whole house when they see the difference between new screens and ones that have been faded over time.

We offer a product called Pet Screen for door or window screens that are commonly damaged by your pets. Pet Screen is a specialized, heavy duty Teflon screen made to resist the tearing and damage caused by the scratching claws and gnawing teeth of your cats and dogs. With Pet Screen your screen will stay in good shape for far longer.

Yes! We offer a 10% discount if you have us repair more than 5 screens.

We do not pick up or deliver screens.  If we take them from your house when we are preforming another service then we will contact you when they are finished so that you can pick them up.

Yes we are happy to assess the state of all your screens as well as show you a sample of what a new screen would look like.

We charge roughly $125/hr. The best way to figure out how much it will cost is to contact us for a free estimate. Here are some average prices:
• Mid-size ranch home: ~ $175-$275
• Mid-size 2 story home: ~ $250-$350

Pressure washing is an "add on" service for us.  We only pressure wash the exteriors of buildings to remove cobwebs, dust and grime.  We do not pressure wash driveways, sidewalks, garage floors, etc. 

We recommend that you have your entire home pressure washed every two years to keep your siding clean and prevent any buildup-related decay.

No. Depending on the surface that we are cleaning we have specialized nozzles and pressure control so that we do not damage your property.
